Going into the original contract both the buyer and seller are pretty much even in terms of the negotiation process. One of the conditions in almost every contract is that the “offer is contingent upon a satisfactory home inspection”. The last thing you want are unknown surprises to arise when the buyer has their home inspection. Once the Buyer has an inspection report from a reputable home inspection company, THEY are in control of re-negotiations!

The Contract States That We Agree To Pay $1000 In Repairs

This is a common misconception that arises with contracts. If I agree to pay only $1000 in repairs then that’s all I have to do.

How do you know that there are only $1000 in repair costs? The truth is you don’t know! So how do you set a limit to the repairs? Many sellers are amazed at the problems that are found during a Buyers home inspection.  A common quote that is heard many times, by home inspectors is “I’ve lived here for X# of years and I never knew that about my home.”

If the needed repairs exceed the agreed upon repair estimate then the buyer NOT YOU is in control, and you will have one of three options.

1. You can make all the repairs.

2. You can re-negotiate your selling price.

3. You can return the binder to the prospective buyer and put your home BACK ON THE MARKET!

Many home sales fall apart because of hidden surprises that are found during the home inspection process.
