WARNING Your Thanksgiving Turkey Could Be Dangerous
November 7, 2008 by John

What could be so dangerous about your Thanksgiving Turkey, and why is a Jacksonville, FL Home Inspector WARNING you about it?
I Love thanksgiving! It has always been a great family tradition that I have enjoyed. And what would thanksgiving be without a big, fat turkey? As a family tradition I always wake up early to cook the bird myself. I make my grandmas dressing (yes from scratch) and stuff the bird. Then its in to the oven for hours, with an occasional basting (every 45 minutes or so).
So why am I, a Jacksonville Florida home inspector, telling you that your turkey could be so dangerous? Well Along with family tradition comes family stories. One Thanksgiving my aunt was baking her turkey. She pulled the rack out which had the whopping 20+ pound turkey sitting on it. She ended up going to the emergency room for serious burns. What happened? At the time of this Thanksgiving incident, ovens were not equipped with a safety feature known as an anti-tip bracket. When my aunt pulled the turkey out the weight of the turkey caused the oven to tip and dumped all of the hot butter and turkey juices on her. Fortunately the oven itself didn’t tip all of the way over and land on top of her. Yes, it can happen, and imagine a small child grabbing the stove and having it tip over.
To make sure you have an anti-tip bracket you can do this simple check. Make sure your oven and burners are turned off (safety first), and make sure that nothing is on top of the oven. Grab the top of the oven and try and tip it towards you. If it tips I can’t urge you strongly enough to get this issue corrected.
I have inspected many homes in Jacksonville, FL. And I can’t tell you how many times the anti-tip bracket or device is not installed. As a matter of fact when I purchased my new home the anti-tip bracket was not installed. The person responsible for installing it didn’t feel like drilling the holes in the floor, so they just left the bracket back there serving no purpose. As the story about my aunt goes to show you the anti-tip bracket or device is a very important safety feature that could cause serious injury or even worse. I wish everyone a safe and happy Thanksgiving.

To Sell Your Jacksonville, FL Home You NEED An Advantage, The Sellers Advantage
Let me start by saying that YOU are emotionally attached to your home! You believe home is so special and unique that the perfect family will come along, fall in love with your home and buy it for the listing price. There are currently 16.3 months of home inventory in the Jacksonville area. I hate to break the news to you, but this means that the families that are shopping for homes have an overwhelming number of homes to choose from. This means that YOU need an advantage to get that perfect family to buy your home. So what are the factors that they consider when buying a home?
What Buyers Look For In A Home
- Price – Everyone is looking for a good deal. Your home needs to be priced comparable to the other homes in your local area and You can’t control the prices of other homes in your area.
- Location - Location effects the price of the home, and location is another factor you can’t control. Your home is where it is, and you can’t move it unless it’s a mobile home.
- Condition – This is the one area you can take control of, and by doing so you may be able to effectively sell your home faster and for more money than the other homes in your local area. HOW?
Take The Sellers Advantage
What’s the sellers advantage? Well I discovered how well this works a couple of years ago by mistake. I performed a home inspection for a young lady in Jacksonville, FL. The seller made all of the repairs, and then the young ladies mortgage didn’t go through. Well, the Jacksonville home had been on the market for more than 10 months before the first buyer came along, and now the purchase of their dream home was in jeopardy, because of what happened. Fortunately another buyer came along and 2 weeks later this Jacksonville home was SOLD!
Not only did it sell, they got there asking price! Why did this home sell in 2 weeks for the full asking price, when it took more than 10 months before? After the seller made the rapairs they displayed the home inspection report that I had prepared and showed proof that the repairs had been made. The buyer said that after seeing such a thorough report, he felt confident enough to buy this home.
What Does Having A Jacksonville, FL Home Inspection Do For The Seller?
1. Helps buyers feel immediately more comfortable with the property.
2. Increases the home buyer’s perceived value of the property.
3. Gives the You the opportunity to eliminate certain defects before the buyer’s arrive.
4. Allows You time to make any needed repairs in order to more effectively market the home in the most positive light.
5. Reduces the likelihood that buyers will hire their own inspector.
6. Reduces the likelihood of costly surprises being found by a buyer’s inspector after the You thought You had a firm offer.
7. Virtually eliminates emotionally and financially draining renegotiations.
8. Increases the likelihood that serious offers will turn into closings.
9. Reduces the buyer’s negotiating leverage regarding the existing property conditions.
So let’s review the facts: Having us inspect your home before the first buyer shows up will allow your home to be sold for more money, reduce the cost of the needed repairs, and minimize the frustration with the entire sales process.
