Here is a list of the most frequently asked questions.

Q: How much is an inspection?

A: Each home and each client is different. The fee is based on the square footage of the home and matched to the service package that each client needs.

Q: How many inspections do you do a day?

A: Our Inspectors do no more than 2 inspections a day. This way they are not rushed to finish a job and the client gets the inspectors’ undivided attention.

Q: How long does it take?

A: The inspection on average 2000± square foot home, in fair condition takes 3-4 hours on average. This time includes a report delivered onsite. Larger homes, distressed properties or older homes may take additional time.

Q: What kind of report do I get?

A: You will get a detailed, computer generated report that includes digital pictures and infrared images with the description of the problem. This way you can see what the inspector is describing and know where the defect is located. Some inspectors still do hand written reports.

Q: What kind of experience or credentials do you have?

A: Our inspectors have been involved in remodeling and rehabbing homes and have done work involving roofing, plumbing, electrical, built additions etc.

Q: How long have you been in business?

A: Informed Decisions was started in Feb of 2006.

Q: How many inspections have you done?

A: Our inspectors personally conduct hundreds of inspections every year. The big multi-inspector firms will say “We have conducted 35,000 inspections” or whatever their number may be. This is what all of the past and present inspectors have done combined. You could still end up getting a new inspector who hasn’t even done 100 inspections yet.

Q: Are you insured?

A: We carry E&O as well as general liability insurance. We also have workers compensation exemption because we only have one inspector.

Q: Can A House Fail A Home Inspection?

A: No! A home inspection is the evaluation of the systems and components condition and function. The home inspector will write a report documenting all conditions. The home inspection report will allow you to make Informed Decision on whether or not you want to move forward with the transaction based on the actual condition of the home. The more thorough the inspector and more detailed report will help you better negotiate repairs and or a reduction on the sales price of the home.

Q: What forms of payment do you accept?

A: We accept cash, check, money orders, Visa, Master Card, American Express, Discover and PayPal. We also accept payment at closing and have an option where you can make 3 Easy Payments.

Q: Why can’t my friend or family member who is a contractor or handyman do the inspection?

A: This is the biggest mistake many potential new homeowners make when purchasing a home. Although the person you are considering may be very skilled, they are not trained or experienced at professional home inspections. Professional home inspection is a unique skill like no other. Professional inspectors get what we call an inspector’s instinct for problems. That instinct takes extensive training and lots of experience doing inspections to develop. Many contractors, and other trades professionals hire a professional home inspector to inspect their homes when they make a purchase.
